Our King and twin rooms have their own entrance and convenient lock box access, this cosy yet spacious retreat offers comfort, character and privacy, making it the perfect base for coastal walks, beach days and exploring everything this charming seaside town has to offer. Thoughtfully designed with soft neutral tones, warm lighting and charming exposed beams, the room provides a calm and welcoming atmosphere throughout your stay. Set within our beautifully maintained garden setting, it offers a quiet space to unwind after a day by the sea while still being close to everything Wells has to offer. Check-in is from 3pm and check-out is at 10am. Please note that we are unable to accommodate pets or children.

With its vaulted ceiling and exposed beams, the room feels light, airy and full of character while still retaining a cosy, intimate feel. Both our King and Twin share a private entrance, allowing you to come and go as you please. Access is via a secure lock box for your convenience, making arrival simple and stress free. The room includes a private en suite shower room and thoughtful in-room amenities to ensure a relaxing stay. Natural light filters in during the day, while warm lighting creates a comfortable atmosphere in the evenings. Outside, guests can enjoy the beautifully landscaped garden, complete with seating areas and a tranquil pond, the perfect spot for a morning coffee or a quiet moment after a day exploring. Whether you’re visiting for coastal walks, birdwatching, beach days or simply a relaxing break by the sea, our double en suite room provides the perfect base to enjoy everything Wells-next-the-Sea and the North Norfolk coastline has to offer.

Second time we have stayed here. Will definitely come back. Its exactly as stated. straightforward, clean accommodation. I'll bet its lovely in the summer with the courtyard space.

Location
A splendid base for exploring north-west Norfolk. Room cosy, with comfy chairs and bed. Excellent shower, plenty of hot water on-demand, and a really pleasant shared courtyard garden for Spring/Summer visits. The town and quayside a short (and interesting) walk away. Despite its proximity to nearby Chelsea-on-Sea, Wells still has a good feel to it and let’s face it those from out-of-county make for good people-watching… 😊

Unfortunately when we arrived in Wells at 8.15pm on a Friday night we found every restaurant and pub kitchen closed, so the kettle in the room was a lifesaver for our dinner of instant noodles.

Fiona’s place was very quiet and in beautiful surroundings. The bed was comfortable, bedding crisp and duvet just so lovely and snug, unfortunately the room smelt quite musty but we were out a lot so not too bad.

Arrived very early but we were able to park even before check in time. Met two very helpful staff who were welcoming and knowledgeable. The room was very comfortable, warm and cosy overlooking a peaceful garden. Excellent shower and bathroom. We both slept very well. Fiona was an excellent host, informing us of potential disruption, with a gaggle of visitors arriving the following morning. We were not inconvenienced at all but we appreciated the heads up.
Fiona went above and beyond when my husband left his favourite shirt in the wardrobe by posting it to our home! Very much appreciated and we are truly grateful.

It was a fantastic stay. The place was clean and the host was lovely. We got a tad cold so a heater was brought straight away and there was everything you would need in the room and the bathroom. Plenty of tea and coffee and mugs and milk and plates etc. as well as cutlery. The bed was really comfy and everything was easy to use like the TV and the shower etc. The shower was actually okay.

Tranquil and enjoyable
Fantastic location within walking distance of the beach shops - we hardly used our car while there. The garden is beautiful and we enjoyed sitting in and taking in the bird songs
Lovely room with delightful garden for an evening drink. It was good to be able to walk into Wells for our meals. Tiny hiccup over the key but it was sorted quickly by Fiona's neice and Fiona herself came round with some flowers to apologise so all was forgiven! Altogether happy to recommend.

Quiet location with lovely garden area for occupants of our room & the one next door. Room had everything we needed and more (crockery/cutlery, corkscrew and fridge). Great position in walking distance of Wells.
